HWBC Advise Madison International Realty, buy share in St. Stephen’s Green Shopping Centre

HWBC advised their client Madison International Realty on their purchase of a minority interest in St. Stephen’s Green Shopping Centre.  The New York company has acquired a 35.4% stake in the shopping centre for approx. €60 Million.  The centre is located in a prime retail location at the foot of Grafton St and is one of the most exciting retail opportunities in Ireland’s core market especially given the upswing in retail sentiment which is set to grow further in the short term.  For more on this story see here.

HWBC advise New Ireland’s asset managers on the purchase of The Anchorage Building, D. 2

HWBC advised State Street, asset managers to New Ireland Assurance on their purchase of The Anchorage, an office building in Sir John Rogerson’s Quay for €26m.  The high spec Grade A Office building measured 26,600 sq ft and is multi-let to tenants including Bloomberg, D’Amico & Walkers producing €1.25 M pa.  For more on this story see here.

Starbucks Opens in Dún Laoghaire’s Bloomfields Shopping Centre

The US coffee chain Starbucks has recently opened a café in Bloomfields Shopping Centre, Dún Laoghaire. The 259 m2 (2,787 ft2) unit is in a high profile location on the ground floor of the centre.An adjacent 1,044 ft2 unit is currently available to prospective tenants, with a quoting rent of €25,000 p.a. This would be an ideal location for a health store, book shop, card shop or game store. Rugby World Cup Armchair Pundit Winner 2015

Congratulations to Douglas Keatinge of Murray PR who is the winner of  HWBC’s Rugby World Cup Armchair Pundit competition. Runners up were Brian O'Callaghan of William Fry and John McNeela of Mazars. HWBC attracts three new stores to Blackpool Shopping Centre and Retail Park in Cork

Discount store Dealz, entertainment retailer CeX and outdoor equipment chain Trespass have all recently opened stores in Blackpool Shopping Centre and Retail Park.  Dealz 8,500 sq ft store in Blackpool Retail Park has been let on a 10 year lease at a rent of approximately €200,000 per annum.  CeX has opened it's store of 1,250 sq ft on a 10 year lease at a rent of €50,000 per annum.  Outdoor equipment chain Trespass has taken a 1,110 sq ft unit with a base rent and turnover related top up.  For more on this story please see here.

HWBC advise Irish Life on the Purchase of 57/58 Grafton Street

HWBC advised their client Irish Life on their recent purchase of 57/58 Grafton Street, a prime retail investment let on a long-term lease from 2014.  The reported price was €19.2M.  There is significant reversionary potential already given the upswing in demand for Ireland’s premier retailing street in the last year and the rarity of the size of block ideally suited the Investor.  The building was recently leased following the merging of two properties and a full refurbishment and now serves as the flagship store for Life Style Sports.  For more on this story click here.

Dublin Office Rents Soaring

Prime Dublin office rents rose by 24% in the 12 months to June and are expected to rise by 20% this year, meaning that prime office rents in Dublin will have risen by over a third in the space of just 18 months.  Read the full story here.
